We update this page monthly. It lists what we are looking for, not prices. Every lot is priced on its own facts after we see the parcel ID.
How to use this list: check your deal against its county below before you contract, not after. If it matches, gather the items in the “Send us these” checklist during your inspection period so title has time to come back. If it doesn’t match, it may still work, but expect more questions.
Current Buying Priorities by County
Lee County
Our core product is platted infill residential lots. In Cape Coral, we want lots where the Utilities Extension Project (UEP) status is known, whether served, assessed or still on well and septic, plus canal lots with seawall details. A Cape Coral Breeze column reports the minimum lot area to build a home there is 10,000 square feet, so single platted lots that fall short are priced for neighbors and investors who can combine them. In Lehigh Acres, we buy quarter-acre and half-acre platted lots, with or without central water and sewer. We also buy acreage in Alva and eastern Lee, and lots in North Fort Myers, Pine Island, Fort Myers, Fort Myers Beach, Estero, Bonita Springs, Imperial Shores and around Babcock Ranch. Collier County
Golden Gate Estates tracts are the priority. The county plan puts the typical Estates lot at 2.25 acres, and many rely on well and septic. We buy tracts across the Estates, including interior tracts, as long as legal access and the wetland picture are clear. Most new building happens in Northern Golden Gate Estates. For tracts south of I-75, confirm the tract is buildable before you contract, because that area sits in the Picayune Strand restoration area. Charlotte County
We want platted lots in Port Charlotte and Rotonda West, with the MSBU and sewer assessment picture on the tax bill. We also buy in Punta Gorda, Englewood, Murdock and near Babcock Ranch, plus Charlotte acreage. Lots in mapped scrub-jay habitat carry permitting costs we have to account for. Sarasota County
North Port platted lots are the priority. North Port holds a large share of the county’s vacant residential lots, and every lot pays the city’s annual Road and Drainage District assessment, so send the tax bill. Hendry County
We want buildable lots and acreage around LaBelle, including platted Port LaBelle lots, plus land around Clewiston and rural acreage with legal road access and clear uplands. Confirm the county on Port LaBelle deals, since the community extends into Glades County, and tell us whether the lot can connect to the Port LaBelle Utility System or needs a well and septic. Marion County
We want platted lots in Marion Oaks, near I-75 Exit 341, Silver Springs Shores and the other subdivisions around Ocala, such as Rainbow Lakes Estates, plus rural acreage. In the Farmland Preservation Area, density is one home per 10 acres, so price acreage there as homesites, not subdivisions. Include the MSTU and MSBU lines from the tax bill, and flag any lot under one acre inside a springs Priority Focus Area, where new septic systems need enhanced nitrogen treatment. Miami-Dade County
We want vacant urban infill lots in established neighborhoods: Miami, Allapattah, Little Haiti, Overtown, Little Havana and Wynwood and Edgewater. We also look at Brickell, Coconut Grove, Coral Gables and Miami Beach. Zoning drives value here, so include the zoning designation and any open code or unsafe structure cases. Problem Lots We Are Always Looking At
Problem lots are often where wholesalers find the best spread. In every county above, we look at:
- Back taxes and tax certificates. Paid off at closing. See selling land with back taxes.

What We Pass On or Price Differently
- Parcels that are mostly wetland or inside a conservation designation
- No legal access and no path to get it
- Title a Florida title company won’t insure without a clear fix
- Contract prices at or near retail
- Heavy protected-species constraints, such as many gopher tortoise burrows

Yes, if it is in one of our seven counties. This page shows priorities, not limits. We review every complete submission.
Do you publish what you pay per lot?
No. Utilities, flood zone, wetlands, assessments and title change the value of every lot, so we price each parcel individually.
Do you take assignments and double closes?
Both, through a Florida title company. Tell us which your contract allows.
How fast will I hear back?
Usually within 24 hours when the submission includes the parcel ID, price, terms and photos.
