Clewiston Land We Buy

Clewiston land comes in a few distinct types, and we make offers on all of them:

  • In-town residential lots inside the city limits, including infill lots between existing homes.
  • Commercial parcels along US 27, the main road through town.
  • Lots and homesites in the unincorporated areas around the city, which fall under Hendry County rules.
  • Rural and agricultural acreage, including pasture and wooded tracts, and land with or without agricultural classification.
  • Problem parcels with back taxes, code liens, heirs, or no clear road access.

We also buy across the rest of the county. If your land is closer to the Caloosahatchee, see our pages to sell land in LaBelle and sell a Port LaBelle lot.

How Selling Clewiston Land Works

  1. Send the parcel ID or address. It is on your Hendry County tax bill.
  2. Get an offer within about 24 hours. We check zoning, access, utilities, flood zone and taxes, then make a cash offer on your land.
  3. Choose your terms. Cash is fastest. For larger acreage, seller financing can bring a higher total price, and subject-to terms can work when there is an existing loan.
  4. Close with a Florida title company. It clears title, pays taxes and liens from the proceeds, and records the deed. You can sign from anywhere with a mobile notary.

About Land in Clewiston

Clewiston sits on the south shore of Lake Okeechobee in northeastern Hendry County. Settlement began in 1920, when John O’Brien and Alonzo Clewis bought land to establish the town, and Clewiston was incorporated as a city in 1925. Its official motto is “America’s Sweetest Town,” and U.S. Sugar Corporation has its headquarters and mill there. Sugar still shapes the local economy and the land around town, much of which is in large agricultural holdings.

The city covers about 4.5 square miles of land. It had 7,327 residents at the 2020 Census and an estimated 7,594 in July 2025, growth of 3.9%. That is much slower than Hendry County as a whole, which grew an estimated 21.8% over the same period, mostly on the LaBelle side closer to Lee County.

Roads and location

US 27 runs through the center of Clewiston, about 15 miles east of Moore Haven and 16 miles northwest of South Bay. State Road 80 runs together with US 27 heading west, reaching LaBelle in about 31 miles and continuing toward Fort Myers. That makes Clewiston the far eastern end of the corridor that connects Hendry County to Lee County.

City limits vs. unincorporated Hendry County

Whether your land is inside the city limits changes who you deal with. Inside the city, the City of Clewiston’s Planning and Zoning division handles site plans, rezonings, future land use changes, variances, plats and annexations. Outside the city, Hendry County’s zoning and permitting apply. Harlem, for example, is an unincorporated community that borders Clewiston to the south, so land there follows county rules. Check your tax bill or the property appraiser’s record to confirm which jurisdiction applies before you or a buyer plans anything.

Water and sewer

The City of Clewiston runs its own utilities department. Lots inside the city are more likely to have water and sewer nearby than rural parcels. The city has also been investing in its system: it put about $9 million toward water and wastewater improvements along the US 27 corridor and at Airglades International Airport, and it used a $1.4 million American Rescue Plan Act grant for about 5,300 feet of new water main in the central district, finished in early 2023.

Rural parcels outside the city usually need a private well and septic system. Florida DEP has set the septic rules since July 2021, while the county health department still handles permits and inspections. Soils, seasonal high water and flood zone decide the type of system and how much fill is needed.

Lake Okeechobee and the Herbert Hoover Dike

Clewiston sits behind the Herbert Hoover Dike, the 143-mile earthen dam around Lake Okeechobee. The U.S. Army Corps of Engineers finished an 18-year rehabilitation of the dike in January 2023, including 56.2 miles of seepage cutoff wall and replacement of 28 water control structures. At the ribbon cutting, the Corps named Clewiston among the lakeside cities that are “safer and more protected than they have ever been.” Flood zones still vary by parcel, so check yours on FEMA’s Flood Map Service Center.

Airglades International Airport

A few miles west of town, the Airglades airfield has been the focus of a long-planned cargo airport project. WGCU reported in May 2025 that investors envision a 10,000-foot runway and refrigerated warehouses, but that nothing beyond the existing small operations had been built and FAA funding conditions were still pending. Land buyers watch it, but no one should price land on the assumption that it will happen.

What Affects the Value of Clewiston Land

  • Inside or outside city limits. This determines zoning, permitting and often utility availability.
  • Water and sewer. A lot that can connect to city utilities is easier to build on than one needing a well and septic system.
  • Frontage. US 27 frontage matters for commercial parcels. For rural land, frontage on a paved, maintained road matters most.
  • Uplands and flood zone. These drive fill costs, elevation and insurance.
  • Agricultural use. Under section 193.461, Florida Statutes, land in bona fide agricultural use can be assessed on use value. An active lease helps a buyer keep a lower tax bill.
  • Local demand. Clewiston buyers are mostly local builders, farm operators and investors, so it sees less spillover from Lee County than LaBelle.
  • Comparable sales. See our guide on how to comp vacant land.

Common Clewiston Selling Situations

Inherited land. Family land around Clewiston often passes to heirs who live elsewhere. See selling probate land in Florida and selling inherited Florida land.

Back taxes. Taxes are due November 1 and delinquent April 1. The Hendry County Tax Collector offers a 4% discount in November, 3% in December, 2% in January and 1% in February, and the tax certificate sale begins on or before June 1. Under section 197.502, a certificate holder can apply for a tax deed two years after April 1 of the year of issuance. Read selling land with back taxes.

Code liens. Overgrown or cited lots can still be sold; see selling land with code liens.

No legal access. Rural tracts reached only by farm roads or informal easements are harder to sell. See how we buy landlocked land in Florida.
