Felda is a small farming community on State Road 29 between LaBelle and Immokalee in Hendry County. Land here is mostly rural homesites and agricultural acreage, built on with a private well and septic system, and governed by the county’s Felda Community Overlay, which sets a two-acre minimum in Felda Estates and five acres in agricultural areas. If you own Felda land and want to sell, this page covers what drives its value and how the sale works.

Felda Land We Buy
We look at every kind of Felda parcel, including:
- Rural homesites of a few acres in and around Felda Estates.
- Agricultural acreage: pasture, former vegetable fields, groves and wooded tracts.
- Frontage along SR 29, the one corridor where the county allows commercial uses near Felda.
- Undersized parcels that predate the current minimum lot sizes.
- Problem parcels with back taxes, heirs, old mobile homes, code cases or no recorded road access.
We also buy across the rest of the county, including LaBelle, Port LaBelle, Clewiston and the homesites of Montura Ranch Estates. South on SR 29, we also buy land in Immokalee.
How Selling Felda Land Works
- Send us the parcel. A parcel ID, address or owner name is enough. You can check what your land is worth first.
- We research it. We look at ownership, taxes, liens, access, zoning, flood zone, wetlands and any agricultural classification.
- You get a written cash offer, usually within 24 hours. The offer spells out who pays each closing cost, and our land sale proceeds calculator can estimate your net.
- A Florida title company closes. Unpaid taxes and recorded liens are paid from the proceeds. Out-of-state owners can usually sign with a mobile notary.
On larger tracts we can discuss seller financing. See how it works for details.
About Land in Felda
A railroad and farming settlement
Felda sits on SR 29 about 15 miles south of LaBelle and roughly nine miles north of Immokalee, according to Hendry County’s genealogy history pages. Settlers arrived in the late 1800s and early 1900s, when the area was still part of Lee County, and 33 homestead patents covering 4,520 acres were issued between 1914 and 1931. The place was first called Eddy. The local postmaster proposed the name Felda, a blend of his first name, Felix, and his wife’s, Ida. A formal post office opened in 1923, the year Hendry County was created from Lee County.
In 1921 the Atlantic Coast Line built a 26-mile railroad from Goodno to Immokalee through Felda. The line was later abandoned. The area became known for tomato and cucumber farming, and agriculture still shapes the land today.
The Felda Community Overlay
Hendry County’s comprehensive plan treats Felda as its own planning area. Policy 1.1.8, the Felda Community Overlay, covers Sections 13 through 36 of Township 45 South, Range 29 East, and reflects a community plan prepared with the Felda Community Civic Association. Key rules:
- Felda Estates: one home per two acres.
- Agriculture areas: one home per five acres.
- Commercial uses only in listed sections and within 500 feet of the SR 29 right-of-way. Commercial uses are not allowed elsewhere in the overlay.
- Older small parcels: parcels smaller than the two-acre or five-acre minimum are treated as vested for residential and non-residential uses as of October 26, 2010.
- Farm worker housing can go denser, but only with central water and sewer.
The vesting rule matters to sellers. A parcel under the minimum that existed by that 2010 date may still be usable, but it must meet the county’s other development rules. Confirm with Hendry County planning and zoning before you price an undersized lot.
Wells, septic and roads
Felda has no city utilities. The overlay calls for private wells and individual septic tanks for rural homes. A buyer who wants to build will need a well and a septic permit through the health department, under rules the Florida Department of Environmental Protection has set since July 1, 2021. Fill and septic design depend on soils and seasonal high water.
SR 29 is the main paved route, running north to LaBelle and south to Immokalee. County Road 830 heads east from SR 29 at Felda, and County Road 832 (Keri Road) branches east a few miles north toward Okaloacoochee Slough State Forest. Off these roads, many parcels sit on private lanes, ranch roads or easements. Legal, recorded access is one of the first things a buyer checks.
Wetlands and the OK Slough
Okaloacoochee Slough State Forest, about 32,039 acres, lies near Felda. Slough and wetland areas can limit where a home, driveway or septic system goes. Check your land on FEMA’s Flood Map Service Center and review aerials for wet areas before pricing.
Agricultural classification
Many Felda tracts are taxed under Florida’s agricultural classification in section 193.461, Florida Statutes. Land used for good faith commercial agriculture is assessed on its agricultural use value, and a return must be filed by March 1. Land keeps the classification while offered for sale if it stays in bona fide agricultural use. A new owner should confirm with the Hendry County Property Appraiser whether they must apply again.
Growth in Hendry County
The Census Bureau counted 39,619 Hendry County residents in 2020 and estimated 48,276 by July 2025. Most of that demand lands first near LaBelle and Port LaBelle. Felda is farther out, so buyers here tend to be ranchers, farmers, rural homesite seekers and long-term holders.

What Affects the Value of Felda Land
| Factor | Why it matters |
|---|---|
| Paved road frontage | SR 29 or a county road beats a private easement |
| Acreage and minimums | Two-acre and five-acre minimums decide whether land can be split |
| Uplands vs. wetlands | Dry ground lowers fill and septic cost |
| Agricultural use | An active lease or grove can keep taxes low for a buyer |
| Commercial location | Only certain SR 29 frontage allows commercial use |
| Title condition | Old family tracts often need heirs or probate cleared |

Looking Up Your Hendry County Parcel
Hendry County Property Appraiser. The official parcel search shows owner, legal description, acreage, land use and any agricultural classification. The assessed value is a tax figure, not an offer.
Hendry County Tax Collector. Under section 197.333, Florida Statutes, taxes are due November 1 and delinquent April 1. The tax collector offers a 4% discount for paying in November, and the certificate sale begins on or before June 1 for unpaid taxes. Under section 197.502, a certificate holder can apply for a tax deed once two years have passed since April 1 of the year the certificate was issued. The Hendry County Clerk runs tax deed sales online.
