LaBelle is the county seat, where SR 80 and SR 29 cross, about 30 miles east of Fort Myers. Clewiston is on the south shore of Lake Okeechobee along US 27 and is home to U.S. Sugar’s headquarters and mill. Felda and rural Hendry
Between LaBelle and Immokalee on SR 29, Felda and the surrounding countryside hold pasture, groves, ranchettes and wooded tracts. We buy acreage here when access is legal and the uplands picture is clear. Acreage deals in Hendry often compare with eastern Lee County land in Alva, and small-lot deals in Port LaBelle compete with Lehigh Acres lots for the same entry-level builders.

Which county is it really in?
Port LaBelle extends north from Hendry County into Glades County. A Glades-side lot is taxed and permitted by Glades County, not Hendry, and it may not be the same deal you think you have. We confirm the county on the tax bill before anything else, and you should too before you market the contract.
The Port LaBelle CDD
The Port LaBelle Community Development District was set up in 1982 and originally covered about 32,000 acres. It maintains district streets, signs, greenbelts, street lighting and mosquito control, funded by an ad valorem levy on the tax bill. The district lists a FY 2024-2025 millage of 3.7732 and says it no longer collects capital assessments from new landowners. Any unpaid district charges come out of the price at closing.
Water, sewer, well and septic
Hendry County’s Port LaBelle Utility System serves over 3,900 customers, but service depends on the lot. Some lots can connect to county water or sewer. Many cannot and need a private well and septic system. Florida DEP has set the septic rules since July 1, 2021, and soil, seasonal high water and flood zone decide the system type and fill needed. A lot with county water available is easier to sell to a builder.
Road access
A lot on a paved, county-maintained road prices differently from one on a dirt road, a private road or a road that exists only on the plat. Rural tracts reached by private easement need a recorded easement we can insure.
Flood zone and wetlands
Land near the Caloosahatchee River and Lake Okeechobee runs low, so we check FEMA flood maps and estimate usable uplands on acreage. The U.S. Army Corps of Engineers is currently the federal dredge-and-fill permitting authority in Florida after a federal court vacated the state’s program in 2024, so wetland permitting time is a real cost on wet tracts.
Agricultural classification
Much of rural Hendry carries agricultural (“greenbelt”) classification under section 193.461, Florida Statutes, which taxes land in bona fide commercial agriculture on use value. Listing the land does not by itself end it, but a new owner may need to file a return by March 1. Tell us about any cattle lease or grove, since it changes holding cost and the buyer pool.
Taxes and certificates
Taxes are delinquent April 1, and the Hendry County Tax Collector’s calendar shows the certificate sale beginning on or before June 1. A certificate holder can apply for a tax deed two years after April 1 of the year of issuance, and the Hendry County Clerk runs those sales online. Tell us the years owed. Back taxes are paid from proceeds at closing.
Which Hendry Lots Move Fastest
The Census Bureau counted 39,619 Hendry residents in 2020 and estimated 48,276 by July 2025, a 21.8% increase. That demand goes first to:
- Buildable lots on the LaBelle side with paved access and a reasonable drive west on SR 80 to Fort Myers.
- Port LaBelle lots with county water, which a spec builder can permit without adding a well.
- Small acreage homesites on paved roads near LaBelle, which suit owner-finance retail buyers who cannot get a bank land loan.
When Lehigh Acres gets tight or expensive, some builder demand moves east to Port LaBelle. Clewiston and eastern Hendry land sells mostly to local buyers and moves slower, and remote, wet or landlocked acreage is still a long hold. What Kills Hendry County Deals
- The wrong county. A Port LaBelle lot that turns out to be in Glades County.
- Plat-only roads. A lot that fronts a road that was never built or is not maintained.
- No recorded access. Rural tracts behind other owners’ land. We look at these when there is a realistic fix, as covered on our page about selling landlocked land in Florida, but a parcel with no path to access gets passed or priced as a long hold.
- Mostly wetland acreage. Big acreage numbers with little upland.
- Title from the GDC era. Missing heirs or open estates stall closings. We can work with probate land if the plan is clear.
- A contract price at retail. If you are at or near what finished lots list for, there is no room for holding and resale costs.
- Surprise code fines. Unpaid county code fines become liens. We still buy land with code liens, but we need the amounts up front.
What to Send Us on a Hendry Deal
- Parcel ID from the Hendry County Property Appraiser (or Glades, if that’s where it is).
- Contract price, assignment fee and closing date.
- Contract terms: inspection period, deposit, who pays closing costs, and whether it is assignable.
- Access: road name and whether it is paved and county-maintained.
- Utilities: anything you learned from the Port LaBelle Utility System about water or sewer for that lot.
- Ag status and leases on acreage.
- Seller situation: heirs, back taxes, out of state, code notices.

Assignment or Double Close
We close either way through a Florida title company. On an assignment, we step into your contract and your fee is paid on the settlement statement. On a double close, you buy from the seller and sell to us, usually the same day. That means two deeds, and Florida documentary stamp tax applies to each one at 70 cents per $100 of consideration under section 201.02. On a lower-priced lot, an assignment is usually simpler.
