We buy land in Miami-Dade County, Florida β vacant lots, teardowns, infill parcels, small buildings and redevelopment sites in Miami, Brickell, Coconut Grove, Miami Beach, Coral Gables and the surrounding neighborhoods. While our roots are in Southwest Florida, we’ve expanded into South Florida to serve owners who want a simple, private cash sale. Send us your property and we’ll make a written offer within 24 hours.
Miami-Dade is a very different land market from the rest of our service area. Vacant platted lots are rare; most land sales involve an older structure, a site in a redeveloping neighborhood, or a parcel that’s valuable for what zoning allows. We evaluate every property on its land and redevelopment value and buy as-is.

A Brief History of Miami-Dade Land
Dade County was created in 1836, decades before Miami was incorporated in 1896 following the arrival of Henry Flagler’s railroad. The 1920s land boom produced planned communities like Coral Gables and much of Miami Beach, followed by a bust, a devastating 1926 hurricane and the Depression. Growth resumed after World War II and accelerated for decades. Voters renamed the county Miami-Dade in 1997. Today the county has 34 municipalities and a large unincorporated area governed directly by the county.
How Land Use Works in Miami-Dade
- Municipal vs. county rules. Each city β including Miami, Miami Beach and Coral Gables β has its own zoning code and building department. Unincorporated areas follow Miami-Dade County’s code.
- Miami 21. The City of Miami’s form-based code assigns transect zones that control height and density.
- Urban Development Boundary (UDB). The county limits urban development west and south of a boundary line to protect the Everglades, farmland and water supply. Land outside it is valued very differently.
- Environmental permitting. The county’s environmental resources division reviews wetlands, wellfield protection areas and contamination issues.
- Historic preservation. Miami, Miami Beach and Coral Gables all have active historic preservation programs that can limit demolition.
Building Safety and Older Buildings
Miami-Dade has long required periodic recertification of older buildings, and after the 2021 Champlain Towers South collapse in Surfside, Florida added statewide milestone inspection and reserve requirements for condominium buildings. Older small buildings may face costly structural repairs, and some owners choose to sell rather than fund them. We evaluate older buildings on both their condition and their land value.
Flooding and Sea Level Rise
Much of Miami-Dade is low-lying, and coastal neighborhoods experience flooding from storms and seasonal king tides. Cities like Miami Beach have invested in raised roads and pumps, and new construction must meet elevation requirements. Higher ground along the Miami Rock Ridge β in parts of Little Haiti, Coconut Grove and Coral Gables β has become more sought after. We factor elevation and flood risk into every offer.

Why Miami-Dade Owners Sell Directly
Owners across Miami-Dade tell us the same things: insurance and taxes keep climbing, older buildings need expensive work, and marketing a property to developers takes months with no guarantee of closing. Selling directly to us means a firm written offer, no commissions, closing costs paid and a closing on your schedule β with no public listing.
