by SWFL Land
Looking for a land buyer in Redland, FL? SWFL Land (Libera Capital Group LLC) is a direct cash buyer of vacant lots and acreage in Redland and across Miami-Dade County. Owners usually get an offer within 24 hours and close through a Florida title company. Wholesalers and agents can submit Redland land deals and usually hear back within 24 hours.
The Redland is an unincorporated farming area in south Miami-Dade County, northwest of Homestead and roughly 20 miles southwest of downtown Miami. Most of it lies outside the county’s Urban Development Boundary (UDB), and most parcels are zoned AU (Agricultural), which allows a single-family home on a five-acre lot. That means Redland land is valued as farmland, groves, nurseries and rural homesites, not as future subdivisions. If you own land here and want to know what it’s worth and how to sell it, this page explains the local rules.

Redland Land We Buy
We look at most kinds of Redland property:
- Five-acre AU homesites, vacant or with an older home, well and septic.
- Groves and nurseries, including avocado, mango and other tropical fruit groves and ornamental or orchid nurseries, active or abandoned.
- Larger agricultural tracts of 10 acres or more.
- Undersized or odd-shaped parcels that were split before current rules or that sit next to canals and rights of way.
- Frontage on Krome Avenue and the main section-line roads.
- Problem parcels with back taxes, heirs, code cases, junk structures or no recorded road access.
If your land sits near the edge of the farm area, compare our pages to sell land in Homestead and to sell land in Florida City. For urban lots further north, see our page to sell land in Miami.
How Selling Redland Land Works
- Tell us about the parcel. The folio number, address or owner name is enough. You can check what your land is worth first.
- We research it. We check ownership, zoning, UDB status, taxes, liens, flood zone, road access and any agricultural classification.
- You get a written cash offer, usually within 24 hours, with no obligation. The offer spells out who pays each closing cost.
- A Florida title company closes. Back taxes and recorded liens are paid from the proceeds, and the deed is recorded. Out-of-state owners can usually sign with a mobile notary.
On larger groves or acreage we can also talk about seller financing. Our how it works page covers each step.
About Land in Redland
A farming area, not a city
The Redland has no city government. Miami-Dade County handles zoning, permits and code enforcement. The name comes from the reddish soil over the area’s oolitic limestone; county planning documents call it Krome very gravelly loam. Estimates of the area’s size vary from about 50 to 68 square miles, and the census counted 10,138 residents in the Redland CDP in 2010.
The Redland is one of the only tropical farming areas in the continental United States. Avocados are the largest commercial crop, covering nearly 8,000 acres, and the area has a large concentration of ornamental and orchid nurseries. The county’s 37-acre Fruit & Spice Park is a local landmark. Hurricane Andrew in 1992 caused severe farm losses here and destroyed several historic buildings.
Where the Redland starts and stops
There is no official boundary. A 2023 county charrette on the area’s future reported that “no consensus was had” on the line. Several groups supported the boundaries from a 2019 Redland study: SW 184 Street on the north, SW 288 Street on the south, the UDB on the east and SW 217 Avenue on the west. All groups agreed the UDB should mark the eastern edge.
AU zoning and the five-acre rule
Most Redland land is zoned AU. Miami-Dade’s zoning summary says the AU district “allows Agricultural uses and single-family residences on five-acre lots,” with a maximum lot coverage of 15% of net lot area and a 50-foot front setback for the home. The charrette report also notes a housing density limit of one unit per five acres, which residents wanted to keep. So a 10-acre tract usually supports two homesites, not twenty. A smaller parcel may still be buildable if it was legally created, but that needs a check with the county before you price it.
The Urban Development Boundary
The UDB, created in the 1980s, separates land planned for urban growth from farmland and wetlands. Most of the Redland is outside it. In January 2020, county commissioners kept development off Redland farmland after builders pushed to move the future growth line south. Moving the UDB takes a county commission vote and is fought hard. Treat any outside-UDB parcel as rural land unless a change is already approved.
Agritourism and farmland preservation
In March 2024 the county adopted Ordinance 24-27, creating the Miami-Redland Agritourism District. It applies to AU-zoned land outside the UDB between SW 88 Street (Kendall Drive) and Old Ingraham Highway and supports farm-related visitor uses. A final charrette report was listed for the commission’s March 2026 agenda. The county also runs a voluntary Purchase of Development Rights program, approved in 2007, that buys conservation easements so farmland stays in agriculture. If a past owner sold development rights on your land, it is limited to farming, and that changes its value.
Wells, septic and flood
Outside the UDB, homes generally rely on private wells and septic systems. A buyer will price in those costs. Check your parcel’s flood zone on FEMA’s Flood Map Service Center or the county’s flood tools; the county states its last full FEMA map update took effect September 11, 2009, and FEMA has since issued preliminary maps.

What Affects the Value of Redland Land
| Factor | Why it matters |
|---|---|
| Inside or outside the UDB | Outside-UDB land is priced as farmland or rural homesites |
| Acreage and lot legality | AU allows one home per five acres; smaller parcels need a buildability check |
| Agricultural use | Producing groves and nurseries attract farm buyers; abandoned groves may need clearing |
| Development rights | A recorded conservation easement limits the land to farming |
| Road access and frontage | Paved county road frontage beats an unrecorded easement |
| Well, septic and power | Existing improvements save a buyer money |
| Flood zone and elevation | Low areas cost more to build on and insure |
| Back taxes, liens, code cases | These are paid or negotiated from the price at closing |
We don’t publish price ranges for Redland because groves, nurseries and homesites vary too much. Our guide to comping vacant land shows how to find real sales.

Looking Up Your Miami-Dade Parcel
Miami-Dade Property Appraiser. Its online property search shows the owner of record, folio number, lot size, zoning, land use and assessed value. The folio number is what title companies use to identify your land. The appraiser’s value is for taxes, not a market appraisal.
Agricultural classification. Under section 193.461, Florida Statutes, the property appraiser classifies land used for bona fide commercial agriculture and assesses it on its agricultural use. Applications are due March 1, and the classification continues only while the use and ownership stay the same. A buyer who will not farm the land should expect taxes to rise. This is general information, not tax advice.
Miami-Dade Tax Collector. Under Florida law, taxes are due November 1 and become delinquent April 1. A certificate holder can apply for a tax deed two years after April 1 of the year the certificate was issued.
Deed tax. The Florida Department of Revenue lists Miami-Dade’s documentary stamp tax for property other than a single-family residence at $0.60 per $100 plus a $0.45 surtax per $100.
Our Miami-Dade land guide covers these steps in more detail, and the Miami-Dade land buying page lists every market we buy in. Wholesalers can see what we look for on our Miami-Dade wholesaler page. We also buy in the city of Hialeah; see sell land in Hialeah.
Redland Land Selling FAQs
Is the Redland a city?
No. The Redland is an unincorporated area of Miami-Dade County. The county handles zoning, permits, code enforcement and parcel records.
Can I build a house on my Redland land?
Usually, if the parcel is a legal AU lot. The county’s AU district allows a single-family home on a five-acre lot. Smaller or recently split parcels need a check with Miami-Dade zoning before you count on a homesite.
Is Redland land inside the Urban Development Boundary?
Most of it is not. The UDB is generally treated as the Redland’s eastern edge. Land outside it is planned for agriculture and is valued that way.
Will the UDB move and make my land worth more?
Nobody can promise that. Moving the line takes a county commission vote, and Redland expansion requests have been turned down before. Price your land on its current rules.
Do you buy groves and nurseries?
Yes, active or abandoned. We look at acreage, access, water, any agricultural classification and the condition of the land.
Can I sell Redland land with unpaid taxes?
Yes, as long as it hasn’t been sold at a tax deed auction. The title company pays the delinquent taxes and certificates from your proceeds at closing.
What happens to my agricultural tax classification when I sell?
The classification depends on continued bona fide farm use, and owners certify each year that ownership and use haven’t changed. A new owner who wants it generally has to qualify and apply. Ask the property appraiser about your parcel.
