We close both ways. With an assignment, we take over your purchase contract and close with the seller; your fee shows on the settlement statement. What Usually Changes Our Number
We price every lot on its own facts, so these are the items most likely to move our offer or turn a yes into a pass:
- Utilities and assessments. A Cape Coral lot with its UEP assessment paid off is a different lot from one carrying the balance. The same goes for Charlotte County MSBU and sewer assessments and North Port road and drainage charges.
- Wetlands and protected species. Mostly wetland parcels, mapped scrub-jay habitat or a pad full of gopher tortoise burrows add permitting time and cost.
- Legal access. A lot with no recorded road access and no realistic way to get it is priced as a long hold or passed.
- Title. Missing heirs, open probate or wild deeds don’t kill a deal, but they add time. Tell us up front.
- Price near retail. If your price to us is close to what finished lots list for, there’s no room for our holding and resale costs. That deal may be better for an end buyer.
