Sarasota County Land We Buy, by Market

Sarasota County is really two land markets. The south county, mainly North Port, has thousands of platted single-family lots. The coastal north has few vacant parcels and much higher land values per square foot. North Port

General Development Corporation began platting and selling most of what is now North Port in 1954. The city covers about 99 square miles, and thousands of its original lots were sold to buyers across the country who never built. It is also one of the fastest-growing cities in the region: Census estimates put it at 96,551 people in July 2025, up 28.7% since April 2020. North Port lots make up most of the county’s vacant-lot inventory.

Venice

Venice is an incorporated city laid out in the 1920s from a plan by John Nolen. Vacant lots inside the city limits are scarce. More vacant land sits in the unincorporated areas around it, which follow county rules.

Nokomis and Osprey

Nokomis and Osprey are unincorporated, so zoning, permits and code enforcement run through Sarasota County government. Contracts here range from single lots in older subdivisions to larger rural parcels east of I-75, plus the occasional waterfront parcel.

City of Sarasota

Vacant land in Sarasota, the county seat, is mostly infill: single lots between homes, teardown sites and small commercial or mixed-use parcels. Zoning, lot width and flood elevation drive value, not the plat.

Englewood

Englewood straddles the Sarasota-Charlotte line. We buy on both sides, but confirm which county the lot is in before you pull records, because the assessments and permitting rules differ.

How We Underwrite a North Port Lot

Road and Drainage District assessment

Every North Port parcel pays a Road and Drainage District non-ad valorem assessment on the county tax bill. Under the city’s methodology, a vacant residential lot is assigned 1.0 Road ERU regardless of size, the same starting point as a home, plus drainage units based on acreage. The city’s FY 2025-26 rates include $18.83 per Road ERU for base road services, $73.42 per Road ERU for enhanced road services, and primary, secondary and tertiary drainage charges of $47.87, $36.69 and $106.21 per Drainage EDU, plus $8.07 per parcel for administration. The exact total is on each lot’s tax bill. We treat it as a holding cost, because it is charged whether or not the lot is built on.

Solid Waste District assessment

North Port also bills a Solid Waste District assessment, listed at $332.75 a year for residential parcels in FY 2025-26. In August 2026 the city noticed a proposed one-time transfer station charge of $128.01 for FY 2026-27, with a not-to-exceed total of $460.76 including the regular assessment. The city said vacant residential parcels got the notices because they are “future customers.” Parcels north of the Myakka River were excluded from the transfer station charge. Holding costs add up on a lot that sits, so these charges come off what we can pay.

Water and sewer

This is the biggest single swing in North Port lot value. The city’s utility planning pages describe North Port as one of the only remaining General Development communities without a plan in place to convert its platted lots to central water and sewer. The first expansion neighborhood covers 1,583 properties and is expected to take 12 to 15 years. Most lots will need a private well and septic system, and builders price that in. We check every parcel on the city’s utilities map, and we don’t pay for utilities that may take more than a decade to arrive.

Wetlands and protected species

Wetlands and protected species show up on parts of North Port. We screen every lot on the National Wetlands Inventory mapper, which is a first check and not a jurisdictional line. Sarasota County is entirely within the Southwest Florida Water Management District, which handles state environmental resource permits, and EPA says the Army Corps is currently the federal permitting authority for dredge-and-fill in Florida. Gopher tortoises are state-listed as threatened, and FWC requires a permit before disturbing burrows or working within 25 feet of one.

Coastal lots: flood maps and Milton

Updated FEMA flood maps for Sarasota County took effect on March 27, 2024, the first update in nearly a decade. Hurricane Milton made landfall on Siesta Key in October 2024, and the National Hurricane Center put the worst surge between Venice and Boca Grande at 6 to 9 feet above ground. For Venice, Nokomis, Osprey and Sarasota lots, the flood zone and required elevation often decide whether a deal works. Most inland North Port lots are less exposed, but we check every one.

We pull sales through the Sarasota County Property Appraiser’s search, whose map shows lot lines and optional zoning layers, and pair them with MLS data. Which Sarasota County Lots Move Fastest

  • North Port lots with water and sewer at the street, on paved roads near new homes. These are spec-builder lots, and national and regional builders such as Adams Homes and Maronda Homes advertise homes in North Port.
  • North Port well-and-septic lots on paved streets with neighbors already built. They sell, just at a lower number than utility lots.
  • Buildable coastal and near-coastal lots in Venice, Nokomis, Osprey and Sarasota, which sell to end users and custom builders when the flood zone works.

What Kills Sarasota County Deals

  • Pricing a well-and-septic North Port lot off utility comps. This is the most common way a North Port spread disappears.
  • Ignoring assessment arrears. The Sarasota County Tax Collector bills taxes and non-ad valorem assessments together. If the bill goes unpaid, it becomes delinquent April 1, certificates are sold by June 1 (or 60 days after delinquency, if later), and a holder can apply for a tax deed two years after April 1 of the year the certificate was issued.   • Old code cases or demolition liens on city infill lots left over from a prior structure. See selling land with code liens.

  2. Contract price, assignment fee and terms, with inspection period and closing date.
  3. The current tax bill, so we can see road and drainage, solid waste and any other district charges.
  4. Utility status from the city utilities map: water, sewer, both or neither.
  5. Road: paved or unimproved, with photos.
  6. Flood zone for coastal lots, and any storm damage.

Both work for us. On a typical North Port lot, an assignment is usually cheaper, since it means one deed, one set of closing costs and your fee on the settlement statement.
