How do I find out what my lot is worth?
Start with recent vacant land sales near your lot, not asking prices. What gets charged against a vacant lot besides property tax?
Many Southwest Florida lots carry non-ad-valorem assessments on the tax bill. These pay for roads, drainage, solid waste or utility expansion. Examples are Cape Coral’s utility extension (UEP) assessments, Charlotte County’s MSBU/MSTU assessments and North Port’s road-and-drainage assessments. Unpaid assessments can lead to a tax certificate, just like unpaid taxes. Can I sell land that has back taxes, code liens or no road access?

I inherited a lot. Where do I start?
First, find out whether the property needs to go through probate before anyone can sell it. Then look up the parcel on the county property appraiser’s site. I live out of state. Can I sell without traveling?

Is wholesaling land legal in Florida?
Buying land under contract and assigning that contract is common in Florida. But marketing property you don’t own can cross into licensed brokerage under Chapter 475 if it’s done the wrong way.
