Silver Springs Shores

How We Underwrite Marion County Land

Confirm the county first
Three boundary traps show up in Marion deals. Rainbow Lakes Estates straddles the Marion and Levy line, so some lots have a different appraiser and tax collector. Citrus Springs, often marketed as “near Ocala,” is in Citrus County, not Marion. And Marion Oaks runs south to the Sumter County line. We check the tax bill before anything else.
Special taxing units on the bill
Marion County administers more than 60 special taxing and benefit units, and they change the math on a cheap lot.
- Marion Oaks MSTUs. A Recreation and Facilities unit (1988) and a General Services unit (1994) pay for recreation facilities, mowing, street lighting and pothole repairs. The county says they are financed through per-lot assessments, so vacant lots pay too.
- Silver Springs Shores MSTU. A recreation unit approved by referendum in 1980, with a rate the county lists at 3.0 mills across more than 4,300 parcels. It scales with taxable value.
- Road MSBUs. Paving and road maintenance units are funded by non-ad valorem assessments. For road projects, every benefiting parcel can be assessed, including lots outside a subdivision that front the road.
Any unpaid balance on these lines is paid at closing, and we price the ongoing charge as holding cost.
Springs protection and septic
This is the check most wholesalers skip. DEP adopted a Basin Management Action Plan in 2018 covering Silver Springs, the Upper Silver River, the Rainbow Spring Group and the Rainbow River. Under the Springs and Aquifer Protection Act, a new septic system on a lot under one acre inside a springs Priority Focus Area must include enhanced nitrogen treatment. That costs a builder more than a standard tank and drainfield, and it comes off what they pay for the lot. We look up every sub-acre lot on DEP’s Priority Focus Area map.
Water and sewer
Most lots in the rural subdivisions have no central water or sewer. Marion County Utilities has a Marion Oaks water main extension in engineering design for the part of the community north and east of County Road 484, and a septic-to-sewer program is underway in parts of Silver Springs Shores. Density on acreage
The Farmland Preservation Area, created in 2005, covers nearly 200,000 acres in the northwest county. Inside it and the county’s rural areas, residential density is limited to one home per 10 acres. A 20-acre FPA tract is a two-homesite tract at most, not a subdivision, and we price it that way.
Taxes and certificates
Taxes are delinquent April 1, certificates are sold by June 1, and a holder can apply for a tax deed two years after April 1 of the issue year. Many small Marion lots are owned by out-of-state families who fell behind. We buy land with back taxes and pay them off at closing.
Which Marion Lots Move Fastest
Demand here is driven by population and jobs. The Census Bureau counted 375,908 residents in 2020 and estimated 442,660 in July 2025, about 17.8% growth. The Ocala Gazette reports Amazon committed to about 617,000 square feet in the area, and Dollar Tree is building a 1.8-million-square-foot facility on County Road 484. Census permit data on FRED shows the Ocala metro still issuing hundreds of single-family permits a month in 2026.
The lots that move first:
- Marion Oaks and Silver Springs Shores lots on paved roads. National and regional builders such as Adams Homes and Maronda Homes advertise new homes in the Ocala and Marion Oaks area.
- Lots with water at the street or outside a Priority Focus Area, since the builder’s septic cost is lower.
- Lots close to I-75, SR 200 and US 441, which draw more builder interest than remote interior lots.
- Small acreage with paved frontage, which sells to horse owners and to owner-finance buyers.

What Kills Marion County Deals
- Wrong county. A Citrus Springs or Levy-side Rainbow Lakes lot marketed as Marion.
- Unpaved or unmaintained roads, or a pending road MSBU the seller didn’t mention.
- Enhanced septic not priced in. A sub-acre lot in a Priority Focus Area contracted at a standard-lot price.
- Split assumptions on FPA acreage. Buyers can’t carve a 20-acre tract into homesites.
- No legal access. We look at landlocked land only when there is a realistic fix.
- Heirs and open estates. We can buy probate land, but we need a clear path to insurable title.
- Retail pricing. A contract near finished-lot list prices leaves no room.

Assignment or Double Close
We do both through a Florida title company. An assignment puts your fee on the settlement statement with one deed and one set of costs. A double close keeps your spread less visible but records two deeds, each carrying documentary stamp tax at 70 cents per $100 under section 201.02.
