Silver Springs Shores Land We Buy
Silver Springs Shores is an older platted subdivision southeast of Ocala with homes and vacant lots mixed together on the same streets. Most of the land we buy there is individual homesites that owners have held for years. We make offers on:
- Single vacant lots in any of the numbered units.
- Two or more adjoining lots owned together.
- Lots inside the septic-to-sewer project areas and lots outside them.
- Lots with complications, such as back taxes, code liens, heirs, or owners who live far away.
- Nearby acreage in the surrounding parts of Marion County.
For land elsewhere in the area, see our page to sell land in Ocala and Marion County.
How Selling Silver Springs Shores Land Works
- Tell us about the lot. The parcel ID from your tax bill is the fastest way for us to find it.
- Get an offer, usually within 24 hours. We look at the street, utilities, the MSTU charge and any liens, then send a cash offer for your land.
- Pick your terms. Most sellers take cash. Some prefer owner financing for a higher total price, and if there is a loan on the property we can discuss a subject-to purchase.
- Close through a Florida title company. Title is checked, any taxes or liens are paid from the sale proceeds, and the deed is recorded. You can sign remotely with a mobile notary.

About Land in Silver Springs Shores
Silver Springs Shores is an unincorporated community about 10 miles southeast of downtown Ocala. It covers about 15 square miles and is the largest community in southeastern Marion County. It is mostly a bedroom community for Ocala. County Road 464, the extension of State Road 464 (Maricamp Road) from Ocala, runs into and through the community.
The Census counted 24,846 residents in Silver Springs Shores in 2020. The county as a whole grew from 375,908 people in 2020 to an estimated 442,660 in July 2025, and that growth is filling in older subdivisions like this one.
Platted in numbered units
Like other older Marion County subdivisions, Silver Springs Shores was recorded in numbered units, and your legal description will show the unit, block and lot. Many lots were bought by people who never built, which is why vacant homesites are scattered among existing homes. Builders now target those gaps. D.R. Horton, for example, markets new homes on scattered “spot lots” in Silver Springs Shores and notes that the homes carry no HOA or CDD fees.
The Silver Springs Shores MSTU
Property owners in Silver Springs Shores asked for a municipal services taxing unit, and it was approved by referendum in 1980. It funds three swimming pools, basketball, pickleball and tennis courts, a community and youth center, and street lighting. A five-member citizen advisory board appointed by the county commission oversees it.
Marion County lists the MSTU rate at 3.0 mills across more than 4,300 parcels. Because it is a millage, the charge is based on your lot’s taxable value, so the charge rises or falls with the assessed value. It adds to your holding cost and appears on your tax bill every year.
Septic-to-sewer and water projects
This is the biggest change in Silver Springs Shores right now. Marion County Utilities is running a septic-to-sewer program here, in phases:
| Project | Lots | Acres | Status (per county) |
|---|---|---|---|
| Phase I | 455 | 192 | Construction underway |
| Phase II | 406 | 237 | Construction underway |
| Phase III | 402 | about 180 | Pending final approval and funding |
| Phase IV | 596 | about 300 | Pending final approval and funding |
| Unit 16 water and sewer extensions | 120 parcels | 46 | Completed |
The county says grant funding covers the connection cost for property owners in the program areas, and that mandatory connections apply to occupied properties with existing septic tanks. Phase I work included replacing older water lines, and local news reported it was funded through the federal American Rescue Plan grant program.
For a vacant lot, this matters because a lot with sewer available can skip the cost of a septic system. Outside the sewer areas, a builder will need a septic system, and Florida’s springs protection law requires new septic systems on lots under one acre inside a springs Priority Focus Area to include enhanced nitrogen treatment. Check DEP’s map and ask Marion County Utilities what is available on your street.

What Affects the Value of Silver Springs Shores Land
- Sewer and water. A lot where central sewer and water are available is simpler for a builder than one that needs a well or septic system.
- Street and neighbors. A lot on a paved street among finished homes is easier to sell than one in a thinly built section.
- Access to CR 464 and Ocala. Shorter drives to Ocala jobs and shopping usually mean more builder demand.
- Lot shape and size. Standard rectangular lots fit builders’ plans. Odd shapes, drainage easements or low spots can reduce value.
- Flood zone and drainage. Check your parcel on FEMA’s Flood Map Service Center.
- Taxes and liens. Unpaid taxes, MSTU charges, road assessments or code fines come off the price at closing.
- Recent lot sales. Sold lots in the same unit are the best comparison. Our guide on how to comp vacant land shows how to find them.
Common Silver Springs Shores Selling Situations
You bought it decades ago and moved on. Plenty of owners hold a lot they bought as a retirement plan that changed. We buy as-is, and you do not need to visit.
You inherited it. A lot left by a parent may need probate or a summary administration before it can be sold. Our pages on selling probate land in Florida and selling inherited land in Florida explain what to expect.
The taxes are behind. Florida property taxes are due November 1 and delinquent April 1, and tax certificates are sold by June 1. A certificate holder can apply for a tax deed two years after April 1 of the year the certificate was issued. Selling before that point lets you keep the equity. Read how to sell land with back taxes.
The county has cited the lot. Overgrowth and dumping lead to code fines. We buy lots with code liens and clear them at closing.
The lot has no road. If the parcel lacks legal access, see how we buy landlocked land.
