Port LaBelle Land We Buy
Port LaBelle is a large planned subdivision just east of the City of LaBelle, and most of what owners want to sell there is platted residential lots. We buy:
- Single platted homesites on paved or unpaved district streets, including lots held by the same family for decades.
- Side-by-side lots and small groups of lots in one ownership.
- Lots on the Glades County side of Port LaBelle, which are taxed and permitted by Glades County instead of Hendry.
- Acreage and larger parcels in and around Port LaBelle, including wooded or wet tracts that retail buyers pass over.
- Problem lots: back taxes, code liens, unclear heirs, or no confirmed access.
If your land is closer to town, see how we buy land in LaBelle. We also buy around the lake in Clewiston.
How Selling Port LaBelle Land Works
- Send us the parcel. A parcel ID, address, or the unit, block and lot from your deed is enough. You can also check your lot’s value first.
- We check the records. We confirm the county, owner of record, taxes, CDD levy, utility availability, flood zone and access.
- You get a cash offer, usually within 24 hours. There is no obligation. See our cash offer for land page for details.
- A Florida title company closes. The title company searches title, pays any back taxes from the proceeds, and records the deed. Out-of-state owners can usually sign with a local notary and never travel.
If you would rather receive payments over time, ask about selling with owner financing. The full process is on how it works.
About Land in Port LaBelle
A General Development Corporation subdivision
Port LaBelle is a census-designated place in northern Hendry County that extends north into Glades County, with the City of LaBelle on its west side. It covers about 10.9 square miles and had 5,450 residents in the 2020 Census, up from 3,530 in 2010. State Road 80 runs through the northern part of the community, about 32 miles from Fort Myers to the west and 30 miles from Clewiston to the east.
The community was laid out by General Development Corporation, one of the big Florida lot-sales developers of the era. The Port LaBelle Community Development District was created on September 21, 1982, and its original land area was about 32,000 acres owned by General Development. Like other lot-sales communities, far more lots were platted than built on, which is why vacant lots with absentee owners are so common today.
The Port LaBelle CDD
The Port LaBelle Community Development District is a special district that spans both Glades and Hendry Counties and is run by a five-member board. According to the district, it:
- Maintains district streets, street signs and greenbelts.
- Provides designated street lighting and mosquito control.
- Controls access to district streets and greenbelts and issues driveway and utility permits.
The district is funded by an ad valorem levy that appears on your property tax bill. It lists a 2024-2025 millage rate of 3.7732 and says capital assessments are no longer collected. Because the levy is on the tax bill, an unpaid CDD amount is handled like unpaid taxes and comes off the price at closing. A builder will also need a district driveway permit, so the CDD is part of every buildability check.
Port LaBelle Utility System
Hendry County owns the Port LaBelle Utility System, which says it serves over 3,900 customers. Service depends on the lot: some streets have county water, some have water and sewer, and many lots still need a private well and septic system. The county uses a meter location form for new construction, so a builder will ask the utility about availability and connection costs for your exact unit, block and lot before making an offer.
Growth is real. In a 2024-2025 state funding request for a new water storage tank and pump station in the Banyan Village section, Hendry County reported 310 homes built in Port LaBelle in 2022, 187 more by August 1, 2023, and 650 homes with active permits or applications. It also reported a 68% increase in potable water connections from 2017 to 2021.
Septic, flood and access
Where there is no sewer, the county health department permits septic systems under rules set by the Florida Department of Environmental Protection. Soil, seasonal high water and flood zone decide how much fill a lot needs. Check your parcel on FEMA’s Flood Map Service Center. A lot on a paved, maintained street is worth more than one on an unimproved street or a road that exists only on the plat.

What Affects the Value of Port LaBelle Land
| Factor | Why buyers care |
|---|---|
| Water and sewer at the street | Saves a builder the cost of a well and septic system |
| Paved district street | Easier permitting, financing and resale |
| Hendry or Glades County | Different permitting office, tax bill and buyer familiarity |
| Flood zone and fill | Low lots need more fill and cost more to build on |
| Location in the subdivision | Lots near existing homes and SR 80 draw builders first |
| Taxes and liens | Back taxes and code liens are deducted at closing |
We don’t publish price ranges for Port LaBelle because comparable sales vary a lot by street and utility status. Our guide on how to comp vacant land shows how to find real sold comps.
Common Port LaBelle Selling Situations
- Inherited lots. Many lots were bought decades ago, during Florida’s lot-sales era, and passed down. If the owner has died, see selling probate land in Florida.
- Back taxes. Hendry County taxes become delinquent April 1, and a tax certificate sale follows. Read selling land with back taxes.
- Mowing or code liens. These can be paid or negotiated at closing. See selling land with code liens.
- No usable road. If a lot sits on a street that was never built, read selling landlocked land in Florida.
- Out-of-state owners who have never seen the lot and just want it gone cleanly.
Looking Up Your Hendry County Parcel
First confirm which county your lot is in, because Port LaBelle crosses the county line:
- Hendry County lots: use the official Hendry County Property Appraiser site for owner, legal description, acreage and assessed value. Watch for privately run look-alike sites. The Hendry County Tax Collector offers a 4% discount in November, stepping down to 1% in February, and the full amount is due by March 31. The Hendry County Clerk runs tax deed sales online.
- Glades County lots: use the Glades County Property Appraiser’s property search and the Glades tax bill.
Under section 197.333, Florida Statutes, taxes are due November 1 and delinquent April 1. Under section 197.502, a certificate holder can apply for a tax deed once two years have passed since April 1 of the year the certificate was issued. Our Hendry County land guide covers these records in more detail, and the Florida land due diligence checklist lists what a buyer will check.
