Montura Ranch Estates is a 1970 paper-lot subdivision south of Clewiston in Hendry County, with thousands of roughly 1.25-acre homesites that still sit vacant. Lots here are built on with a private well and septic system, most roads are dirt, and every acre pays a per-acre maintenance tax to the Central County Water Control District, which handles drainage and roads. If you inherited a Montura lot or have been paying taxes on one for years from out of state, this page explains what you own and how to sell it.

Montura Ranch Estates Land We Buy
We buy Montura lots in almost any condition, including:
- Single vacant homesites, the typical lot of about an acre and a quarter.
- Two or more side-by-side lots, which can give a buyer more room or help meet the minimum lot size.
- Lots with an old mobile home, slab or debris left from a past owner.
- Problem lots with back taxes, unpaid district taxes, code cases, missing heirs or unclear title.
If you also own land elsewhere in the county, see how we buy land in Clewiston, LaBelle, Port LaBelle and the farm country around Felda.
How Selling Montura Ranch Estates Land Works
- Send us the parcel. A parcel ID, address or owner name is enough. You can check what your lot is worth first.
- We research it. We look at ownership, county taxes, the water control district levy, liens, road access, zoning and flood zone.
- You get a written cash offer, usually within 24 hours. The offer spells out who pays each closing cost, and our land sale proceeds calculator helps you estimate your net.
- A Florida title company closes. Unpaid taxes and recorded liens are paid from the proceeds, and out-of-state owners can usually sign with a mobile notary.
On multiple lots we can also discuss seller financing. See how it works for the full process.
About Land in Montura Ranch Estates
A 1970 lot-sales subdivision
According to Hendry County’s land use study, Montura Ranch Estates was platted in 1970 by the Pan American Land Development Corporation, which dedicated the land to the Central County Drainage District on June 22, 1970. The company built the original amenities but went out of business not long after.
The county study counted about 8,103 acres and 5,823 parcels in Montura Estates. The average parcel is 1.25 acres, and 93% of parcels fall between 0.9 and 1.5 acres. About 4,869 residential parcels, covering some 6,165 acres, were vacant, roughly 78% of the residential land.
Population and housing
Montura is a census-designated place. The Census counted 3,283 residents in 2010 and 3,343 in 2020, across about 22 square miles. American Community Survey estimates for 2017 to 2021 put mobile homes at roughly 60% of housing units. Mailing addresses use Clewiston and ZIP code 33440.
Roads and the water control district
The Central County Water Control District is an independent special district created on May 21, 1970, under Chapter 298 of the Florida Statutes. It covers about 17 square miles and is responsible for canals, drainage pumps and roads inside its boundary. This district, not a homeowners association, is the main local body that maintains Montura’s streets.
The district is funded mainly by a maintenance tax levied per acre. Its audited financial statements show $325 per acre in fiscal 2023 and $425 per acre in fiscal 2024 and 2025, with $425 per acre adopted for fiscal 2026. A 1.25-acre lot pays more than the per-acre figure, on top of county taxes.
Road condition is the top complaint in the county’s resident surveys, and residents asked for more paved roads. The district’s budget includes ongoing work maintaining and rebuilding dirt roads. County Road 833 runs through the area and meets County Road 832 near Montura. A lot on or near a paved road is easier to sell than one at the end of a dirt road.
Zoning and minimum lot size
Most of Montura is zoned Rural Residential Farm (RR-F), which the county study lists with a 1.10-acre minimum lot size, a 600-square-foot minimum home size and a 500-square-foot minimum for mobile homes. After a land use study that ran from 2019 to 2021, Hendry County’s comprehensive plan now includes a Montura Ranch future land use category. It caps single-family homes at one unit per acre and sets a CR 833 corridor overlay and a village center area where limited commercial uses can go. Because some original lots are smaller than 1.10 acres, ask the county planning and zoning department whether your lot is buildable as platted before you price it.
Wells, septic and flood
The area is not intended to receive urban services. The county plan calls for private wells and individual septic systems for homes. A buyer planning to build will need a well and a septic permit, which the health department handles under rules set by the Florida Department of Environmental Protection since July 1, 2021. Flooding came up often in resident surveys, so check your lot on FEMA’s Flood Map Service Center.
The sand mine debate
A request to rezone about 1,330 acres along CR 833, next to Montura Ranch Estates, for a sand mine was rejected by commissioners in July 2025, according to Lake Okeechobee News. Residents organized again in 2026 when a rehearing was sought, so check current county agendas for its status.
