Land Problems We Solve in Hendry County
Most of the Hendry land we buy belongs to owners who never planned to build on it. Many bought a lot decades ago, inherited one from a parent, or simply live too far away to deal with it. We buy as-is, including land with:
- Back taxes or tax certificates. Unpaid taxes are usually paid from your proceeds at closing.
- Port LaBelle CDD levies on the tax bill, paid or unpaid.
- Code liens or mowing fines from the county.
- Heirs or open estates, which are common on older lots.
- No road or a plat-only road, including tracts behind other owners’ land.
- Wet or low ground near the Caloosahatchee River or Lake Okeechobee.
- No water or sewer, meaning a builder would need a private well and septic system.
None of these stop a sale. They change the price and the paperwork, and we handle both.
How to Sell Your Hendry County Land
- Send us your parcel ID or address. It is on your Hendry County tax bill. A unit, block and lot from your deed works too.
- We research the parcel. We confirm the county, owner of record, taxes, any CDD levy, road access, utilities and flood zone.
- You get a written cash offer, usually within 24 hours. There is no obligation. If cash is not the best fit, we can also talk about owner financing.
- Close with a Florida title company. The title company checks title, pays any taxes or liens from the proceeds and records the deed. Your written offer spells out who pays each closing cost, and out-of-state owners can sign with a notary where they live.

The Hendry County Land Market
Hendry is rural, but it is growing fast. The U.S. Census Bureau counted 39,619 residents in 2020 and estimated 48,276 by July 2025, an increase of about 21.8%. The county covers about 1,156 square miles of land, with Lake Okeechobee to the north and the Caloosahatchee River running through it. It has two incorporated cities, LaBelle and Clewiston, and LaBelle is the county seat.
LaBelle
LaBelle sits on the south side of the Caloosahatchee where State Road 80 and State Road 29 cross, about 30 miles east of Fort Myers. Land here includes in-town lots, small acreage homesites on the edge of town and commercial frontage on the two state roads. It is the natural next step east for buyers priced out of Lee County.
Port LaBelle
Port LaBelle, just east of LaBelle, holds most of the county’s platted lot inventory. General Development Corporation laid it out, and the Port LaBelle Community Development District was created in 1982 over about 32,000 acres. The community had 5,450 residents in the 2020 Census, up from 3,530 in 2010. Hendry County reported 310 homes built there in 2022. It also extends north into Glades County, so check which county is on your tax bill. More detail is on our Port LaBelle land page.
Clewiston and Montura
Clewiston is on the south shore of Lake Okeechobee along US 27 and is home to U.S. Sugar Corporation’s headquarters and mill. The city had 7,327 residents in 2020 and an estimated 7,594 in 2025, much slower growth than the LaBelle side. Buyers there are mostly local builders, farm operators and investors. Montura Ranch Estates lots carry Clewiston mailing addresses, so confirm on the property appraiser’s record whether your parcel is inside the city limits or governed by Hendry County. See how we buy land in Clewiston.
Felda and rural Hendry
Felda is an unincorporated community on SR 29 between LaBelle and Immokalee, historically known for tomato and cucumber farming. The countryside around it holds pasture, groves, ranchettes and wooded tracts, which sell on uplands, road frontage and whether the land can be split.

Looking Up Your Hendry County Parcel
- Hendry County Property Appraiser: owner, parcel ID, legal description, acreage, land use and agricultural classification. Use the official office’s site. Privately run look-alike sites use similar names.
- Hendry County Tax Collector: your current bill and any delinquent taxes. Taxes are due November 1, with a 4% discount in November, 3% in December, 2% in January and 1% in February. The full amount is due by March 31.
- Hendry County Clerk: recorded deeds, and tax deed sales, which the clerk runs online.
- Glades County Property Appraiser: only if your Port LaBelle lot is on the Glades side.
If you want a rough number before you talk to anyone, run your parcel through our lot value tool.
What Affects Land Value in Hendry County
- Distance to Lee County. LaBelle-side land draws more spillover buyers than land in eastern Hendry.
- Road access. A lot on a paved, county-maintained road is worth more than one on a dirt road, a private road or a road that exists only on the plat.
- Water and sewer. Hendry County’s Port LaBelle Utility System serves over 3,900 customers, but service depends on the lot. Many lots still need a private well and septic system. Florida DEP has set septic rules since July 1, 2021.
- Uplands and flood zone. Land near the river and the lake runs low, which drives fill cost and insurance. Check FEMA’s Flood Map Service Center.
- City limits or county. LaBelle and Clewiston handle zoning inside their limits. Hendry County handles everything outside.
- Agricultural classification. Under section 193.461, Florida Statutes, land in bona fide commercial agriculture can be taxed on use value. An active cattle lease or grove matters to some buyers.
- Title condition. Older lots often have heirs, estates or tax issues.
We do not publish price ranges for Hendry land because comparable sales vary too much by street, utilities and uplands. We price each parcel on its own facts.
Common Selling Situations
Inherited land. Many older Hendry lots belong to heirs who live out of state. Depending on how title was held, you may need probate or a summary administration first. Read selling inherited land in Florida.
Back taxes. Florida property taxes become delinquent April 1, and the tax certificate sale begins on or before June 1. A certificate holder can apply for a tax deed once two years have passed since April 1 of the year of issuance. Selling before then lets you keep your equity. See how to sell land with back taxes in Florida.
Out-of-state owners. You do not need to visit. We review the land from county records, and you sign with a local notary.
Landlocked land. Rural tracts reached only by farm roads or informal easements are harder to sell, but not impossible. See how we buy landlocked land in Florida.
Liens. Code fines and other liens are usually paid or negotiated at closing. Learn about selling land with code liens.

Hendry County Land Selling FAQs
Who buys land for cash in Hendry County, FL?
SWFL Land, a d/b/a of Libera Capital Group LLC, buys vacant lots and acreage across Hendry County for cash, including LaBelle, Port LaBelle, Clewiston, Montura and rural land near Felda. Offers usually come within 24 hours, and every sale closes through a Florida title company.
How fast can I get an offer on my Hendry County land?
Usually within 24 hours of sending your parcel ID or address. The offer is in writing, and there is no obligation to accept it.
Is Port LaBelle in Hendry County or Glades County?
Both. Port LaBelle extends from Hendry County north into Glades County. Your tax bill shows which county your lot is in, and that county handles its taxes and permits.
Do Port LaBelle lots have water and sewer?
Some do. The Port LaBelle Utility System serves over 3,900 customers, but many lots still need a private well and septic system. Availability depends on the specific lot.
What is the Port LaBelle CDD charge on my tax bill?
It is an ad valorem levy that funds district streets, signs, greenbelts, street lighting and mosquito control. The district lists a FY 2024-2025 millage of 3.7732 and says it no longer collects capital assessments from new landowners.
Can I sell Hendry County land with unpaid taxes?
Yes, as long as it has not already gone to a tax deed sale. The title company pays delinquent taxes and any tax certificates from your proceeds at closing.
Will I lose agricultural classification if I sell?
Not just by listing the land. Section 193.461 says land keeps its classification while offered for sale if it stays in bona fide agricultural use. A new owner should check with the property appraiser about filing their own return by March 1.
Who pays closing costs when I sell to SWFL Land?
Your written offer spells out exactly who pays each closing cost before you sign, so there are no surprises at the title company. Ask us about it when you request your offer.
Do I need to travel to Florida to sell?
No. Out-of-state sellers usually sign closing documents with a notary where they live, and the title company records the deed.
