Land Problems We Solve in Marion County

Much of Marion County’s vacant lot inventory was platted decades ago and sold to buyers nationwide, many of whom never built. That is why so many owners today live out of state, inherited the lot, or have let the small tax bill slide. We buy as-is, including land with:

  • Back taxes or tax certificates, paid from your proceeds at closing.
  • MSTU and MSBU charges on the tax bill, such as the Marion Oaks and Silver Springs Shores MSTUs or a road paving assessment.
  • Code liens or mowing fines on an overgrown lot.
  • Heirs or open estates after a parent or grandparent has died.
  • Unpaved roads or no legal access.
  • No water or sewer, including sub-acre lots that would need an enhanced septic system.

These issues change the price and the paperwork. They do not stop a sale.

How to Sell Your Marion County Land

  1. Send us your parcel ID or address. It is on your tax bill or the Marion County Property Appraiser’s site. The subdivision, unit, block and lot from your deed also works.
  2. We research the parcel. We check the county, owner of record, taxes, MSTU and MSBU lines, road, utilities, flood zone and springs septic rules.
  3. You get a written cash offer, usually within 24 hours. There is no obligation. We can also discuss owner financing if you prefer payments over time.
  4. Close with a Florida title company. The title company checks title, pays off taxes or liens from the proceeds and records the deed. Your written offer spells out who pays each closing cost, and you can sign with a mobile notary wherever you live.

Our how it works page walks through each step.

The Marion County Land Market

Marion County is one of the fastest-growing counties in Florida. Its population was 375,908 at the 2020 Census, and the Census Bureau’s July 2025 estimate is 442,660, an increase of about 17.8%. The county seat is Ocala, which sits on I-75 between Tampa, Orlando and Jacksonville and has become a distribution hub. The Ocala Gazette reports that Amazon committed to about 617,000 square feet in the area and that Dollar Tree is building a 1.8-million-square-foot facility on County Road 484. More residents and jobs mean more new homes, and new homes need lots.

Marion Oaks

Marion Oaks runs south to the Sumter County line, with I-75 on its eastern edge and access from Exit 341 at County Road 484. It covers about 29.5 square miles and had 19,034 residents at the 2020 Census. The Deltona Corporation developed it, and its deed restrictions still apply, including no mobile homes as residences on single-family lots. Marion County runs two MSTUs there: Recreation and Facilities, set up in 1988, and General Services, set up in 1994. The county says both are paid through per-lot assessments, so vacant lots carry them too. South Marion High School opened in Marion Oaks in August 2026. See our Marion Oaks land page.

Silver Springs Shores

About 10 miles southeast of downtown Ocala, Silver Springs Shores is the largest community in southeastern Marion County, with 24,846 residents at the 2020 Census. Its recreation MSTU, approved by referendum in 1980, is listed by the county at 3.0 mills across more than 4,300 parcels. Marion County Utilities is also running a phased septic-to-sewer program there. Learn more on our Silver Springs Shores page.

Rainbow Lakes Estates and Ocala Park Estates

Rainbow Lakes Estates sits about 6 miles north of Dunnellon along US 41 and straddles the Marion and Levy county line, so confirm which county your lot is in. Ocala Park Estates is in northwest Marion County near I-75. Both have a mix of homes and vacant lots.

Horse country and acreage

According to Horse Farms Forever, Marion has nearly 300,000 acres of farmland and about 1,200 horse farms. The county’s Farmland Preservation Area, created in 2005, covers nearly 200,000 acres in the northwest. Inside it and the county’s rural areas, residential density is limited to one home per 10 acres, so large tracts generally cannot be carved into small homesites.

A note on Citrus Springs: it is often marketed as near Ocala because it is just south of Dunnellon, but it is in Citrus County, not Marion. Its records are with Citrus County.

Looking Up Your Marion County Parcel

  • Marion County Property Appraiser: owner of record, parcel ID, legal description, acreage and land use code. The appraiser’s value is for taxes, not a market appraisal.
  • Marion County Tax Collector: property taxes, MSTU charges and non-ad valorem assessments on one bill, plus any delinquent balance or tax certificate. Taxes are due November 1, with discounts of 4% in November, 3% in December, 2% in January and 1% in February.
  • Marion County Utilities: whether water or sewer serves your street.
  • Florida DEP Priority Focus Area map: whether enhanced septic rules apply to your lot.

What Affects Land Value in Marion County

  • Location. Lots near I-75, SR 200 and US 441 generally draw more builder interest than remote interior lots.
  • Road condition. Paved, county-maintained roads help. Unpaved roads or a pending road MSBU reduce what builders pay.
  • Water and sewer. Most lots in the rural subdivisions have no central utilities, so a builder adds the cost of a well and septic system.
  • Springs protection. Under Florida’s Springs and Aquifer Protection Act, a new septic system on a lot under one acre inside a springs Priority Focus Area must include enhanced nitrogen treatment, which costs more than a standard system.
  • Special assessments. Marion County administers more than 60 special taxing and benefit units. MSTU and MSBU charges add to holding cost.
  • Zoning and density. On acreage, the Farmland Preservation Area and rural density limits decide what a buyer can do.
  • Wetlands and flood zone. Low or wet areas shrink buildable space.

We do not publish price ranges for Marion lots. Assessments, roads, septic rules and utilities vary by section, so we price each parcel on its own facts.

Common Selling Situations

Inherited land. If a relative bought the lot decades ago, you may need probate or a summary administration before you can sell. Read selling inherited land in Florida.

Back taxes. Unpaid taxes are delinquent April 1, and tax certificates are sold by June 1. A certificate holder can apply for a tax deed two years after April 1 of the year the certificate was issued. Selling before then protects your equity. See how to sell land with back taxes in Florida.

Out-of-state owners. Many Marion lots were sold to buyers across the country, and plenty of owners have never seen theirs. You can sell entirely by mail and mobile notary.

Landlocked land. If a parcel has no legal road access, see how we buy landlocked land in Florida.

Liens. Code fines and unpaid assessments are usually paid at closing. Read about selling land with code liens.
