Most vacant land in Ocala and Marion County falls into two groups: platted lots in big subdivisions like Marion Oaks, Silver Springs Shores, Rainbow Lakes Estates and Ocala Park Estates, and horse farm or rural acreage, much of it inside the county’s Farmland Preservation Area. Lot values depend on road access, well and septic rules, and any special taxing unit charges on the tax bill, while acreage values depend on zoning, density limits and use. Marion County Land at a Glance
Marion County is one of the fastest-growing counties in Florida. Its population was 375,908 at the 2020 Census, and the Census Bureau’s July 2025 estimate is 442,660, an increase of about 17.8%. That growth is what keeps builders buying lots in the county’s large subdivisions.

The Big Platted Lot Subdivisions
Much of Marion County’s vacant lot inventory was platted decades ago and sold to buyers nationwide, many of whom never built. Here are the main ones.
Marion Oaks
Marion Oaks is in southern Marion County, running south to the Sumter County line, with Interstate 75 on its eastern edge and access from Exit 341. It covers about 29.5 square miles and had 19,034 residents at the 2020 Census. Ocala is roughly 14 miles north.
Marion Oaks has two municipal services taxing units (MSTUs) run by the county: a Recreation and Facilities unit set up in 1988, which runs community amenities, and a General Services unit set up in 1994, which pays for mowing, street lighting and pothole repairs. The county says both are financed through per-lot assessments, so expect those charges on the tax bill whether or not the lot is built on.
Silver Springs Shores
Silver Springs Shores sits about 10 miles southeast of downtown Ocala and is the largest community in southeastern Marion County, with 24,846 residents at the 2020 Census. It has a recreation MSTU, approved by referendum in 1980, that funds pools, courts, a community and youth center, and street lighting. The county lists the current rate at 3.0 mills across more than 4,300 parcels. Because it is millage-based, the charge scales with the parcel’s taxable value.
Rainbow Lakes Estates
Rainbow Lakes Estates straddles the Marion and Levy county line, about 6 miles north of Dunnellon along US 41. It had 3,438 residents at the 2020 Census, and a large share of its platted building lots remain unimproved. Marion County operates a Rainbow Lakes Estates Municipal Service District for the community. Before selling, confirm which county your lot is actually in, since the property appraiser and tax collector will be different for the Levy side.
Ocala Park Estates
Ocala Park Estates is in northwest Marion County, near I-75. Its county park parcel was dedicated to Marion County Parks and Recreation back in 1963, which shows how long this subdivision has been on the map. Like the others, it has a mix of homes and vacant lots.
A Note on Citrus Springs
Citrus Springs is often lumped in with Marion County lots because it is just south of Dunnellon, but it is in Citrus County, not Marion County. It was developed by the Mackle brothers through the Deltona Corporation and had 10,246 residents at the 2020 Census. If you own a Citrus Springs lot, your records are with the Citrus County Property Appraiser and Tax Collector.
MSBU Road Assessments
Beyond the MSTUs above, Marion County administers more than 60 special taxing and benefit units. MSBUs (municipal service benefit units) are funded by non-ad valorem assessments and can pay for road paving, road maintenance, street lighting and other improvements. For road projects, the county says every property that benefits from the improvement can be assessed, including parcels outside the subdivision that front the road or depend on it for access. If your lot is in a paved-road MSBU, the charge will appear as a separate line on your tax bill, and a buyer will account for it.

Horse Farms, Acreage and the Farmland Preservation Area
Marion County is known for horse country. According to Horse Farms Forever, the county has nearly 300,000 acres of farmland and over 3,300 farms, including about 1,200 horse farms.
In 2005 the county commission created the Farmland Preservation Area (FPA), a nearly 200,000-acre area in the northwest part of the county marked on the Future Land Use Map. Its purpose is to keep agriculture viable and protect the area’s rural character. Inside the FPA and the county’s rural areas, residential density is limited to one home per 10 acres.
What this means for sellers:
- Splitting is limited. A 20-acre parcel in the FPA generally cannot be carved into quarter-acre home sites.
- Buyers are specific. Horse owners, hobby farmers, and people who want privacy make up much of the market.
- Improvements matter. Fencing, barns, pasture condition, and road frontage all affect price.
- Agricultural classification can lower taxes on land that is used for bona fide agriculture, which buyers will ask about.
Well, Septic and Springs Protection
Most vacant lots in Marion County’s rural subdivisions do not have central water and sewer. A buyer planning to build will need a private well and a septic system, and the cost of both is built into what they will pay.
Septic rules here are stricter than in many places because of the county’s springs. The Florida Department of Environmental Protection adopted a Basin Management Action Plan in 2018 covering Silver Springs, the Upper Silver River, the Rainbow Spring Group and the Rainbow River. Under Florida’s Springs and Aquifer Protection Act, new septic systems on lots under one acre inside a springs Priority Focus Area must include enhanced nitrogen treatment. Those systems cost more than a conventional tank and drainfield.
Before you price a lot, check whether it falls inside a Priority Focus Area using DEP’s online map, and whether central water or sewer lines are nearby. Both can move the price.
Growth Drivers: I-75 Logistics and Population
Two things are pushing land demand in Marion County.
Logistics along I-75. Ocala sits on I-75 between Tampa, Orlando and Jacksonville, and it has become a distribution hub. The Ocala Gazette reports that FedEx Ground, Chewy, AutoZone and Amazon have facilities in the area, with Amazon committing to about 617,000 square feet. Dollar Tree is building a 1.8-million-square-foot facility at Florida Crossroads Commerce Park on County Road 484. The paper put countywide distribution and warehouse employment at about 4,500 before those additions.
Population. Adding more than 60,000 residents in about five years creates steady demand for new homes, and new homes need lots. Marion Oaks and Silver Springs Shores, both close to I-75 or major roads into Ocala, see much of this building.
Property Appraiser, Tax Collector and Tax Deadlines
Marion County Property Appraiser
The Marion County Property Appraiser sets assessed values and keeps the parcel maps. Use its property search to confirm the owner of record, parcel ID, legal description, acreage and land use code. The appraiser’s value is for taxes only and is not a market appraisal.
Marion County Tax Collector
The Marion County Tax Collector bills property taxes, MSTU charges and non-ad valorem assessments on one bill. Under Florida law:
- Taxes are due November 1, with discounts of 4% in November, 3% in December, 2% in January and 1% in February.
- Unpaid taxes are delinquent April 1.
- Tax certificates are sold by June 1 (or 60 days after delinquency, if later).
- A certificate holder can apply for a tax deed two years after April 1 of the year the certificate was issued.

What Drives Land Value in Marion County
- Subdivision and location. Lots near I-75, SR 200 and US 441 generally draw more builder interest than remote lots.
- Road condition. Paved, county-maintained roads help. Unpaved or unmaintained roads hurt, and a lot without legal access is a different sale entirely; see how we buy landlocked land in Florida.
- Well and septic cost. Especially whether enhanced nitrogen-reducing septic is required.
- Special assessments. MSTU and MSBU charges add to holding costs.
- Zoning and density. For acreage, the FPA and rural density limits drive what a buyer can do.
