SWFL Land Resource Center

Free county-by-county guides for Florida land sellers and wholesalers.

The SWFL Land Resource Center is a free library of researched, plain-English guides for people who own, sell or wholesale vacant land in Southwest Florida, Ocala and Miami-Dade. Each guide is built from county property appraiser, tax collector, building department, state statute and FEMA sources, and each links to the specific city pages where we buy. Use it to understand your lot before you sell, or to underwrite a land deal before you assign it.

SWFL Land, a d/b/a of Libera Capital Group LLC, is a direct buyer of vacant land. We wrote these guides because most of the questions we get from owners and wholesalers are the same: What is my lot worth? What do I owe on it? Can someone build on it? Who actually buys this kind of land? The answers are different in Cape Coral than in Marion Oaks, and different again in Miami. So each county gets its own guide.

Guides for Land Sellers, by County

Start with the county your land is in. Each guide covers the local lot types, utility and road assessments, taxes and tax certificates, flood zones and permitting, what drives value, and your options for selling: listing with an agent, selling it yourself, or taking a cash offer for your land.

Guides for Land Wholesalers, Agents and Investors

If you bring land deals to buyers, these guides show how we underwrite them and what we need to say yes quickly. Our wholesaler deal submission page is the fastest way to get a contract in front of us.

Quick Answers About Selling Land in Southwest Florida

How do I find out what my lot is worth?

Start with recent vacant land sales near your lot, not asking prices. The county property appraiser’s sales search is the best free source, and our guide on how to comp vacant land walks through it step by step. For a fast estimate, try our instant lot value tool. Cape Coral owners can also read what is my Cape Coral lot worth.

What gets charged against a vacant lot besides property tax?

Many Southwest Florida lots carry non-ad-valorem assessments on the tax bill. These pay for roads, drainage, solid waste or utility expansion. Examples are Cape Coral’s utility extension (UEP) assessments, Charlotte County’s MSBU/MSTU assessments and North Port’s road-and-drainage assessments. Unpaid assessments can lead to a tax certificate, just like unpaid taxes. See the Lee County guide, the Charlotte County guide and the Sarasota County guide for the details, or our post on an unpaid Cape Coral UEP assessment.

Can I sell land that has back taxes, code liens or no road access?

Yes. Problem land sells every day. It is priced around the problem. Read how we handle land with back taxes, land with code liens and landlocked land. The Florida land due diligence checklist shows what a buyer will check.

I inherited a lot. Where do I start?

First, find out whether the property needs to go through probate before anyone can sell it. Then look up the parcel on the county property appraiser’s site. Our probate land page and our guide to selling inherited land in Florida explain the process. The county guides above show where to find each county’s records.

I live out of state. Can I sell without traveling?

Yes. Most vacant land sales in Florida close through a title company, with documents signed by mail or with a remote online notary. Read selling a Lehigh Acres lot from out of state and how our process works.

Is wholesaling land legal in Florida?

Buying land under contract and assigning that contract is common in Florida. But marketing property you don’t own can cross into licensed brokerage under Chapter 475 if it’s done the wrong way. Our guide to wholesaling land in Florida covers assignments, double closes and disclosure. It is not legal advice, so talk to a Florida real estate attorney about your own situation.

How These Guides Are Researched

We build each guide from primary sources wherever we can:

  • county property appraiser, tax collector and clerk websites
  • city and county building, zoning and utility departments
  • the Florida Statutes and the Florida Department of Revenue
  • water management districts, FEMA flood maps and U.S. Census data

Sources are listed at the bottom of every guide. Assessment amounts, tax rates and permitting rules change, so always confirm current figures with the county before you rely on them. If you spot something out of date, let us know.
