North Fort Myers Land We Buy

North Fort Myers is a big, mixed area, so the land for sale ranges from small residential lots to rural acreage near the Charlotte County line. We buy:

  • Residential lots in older neighborhoods such as Suncoast Estates, plus infill lots near the river and along canals.
  • Lots in or next to manufactured-home areas, including parcels left vacant after Hurricane Ian.
  • Commercial and mixed-use frontage along US 41, Business 41, Bayshore Road and Pine Island Road.
  • Rural and agricultural acreage in the northern and eastern parts of the community.
  • Problem parcels with back taxes, code liens, heirs, wetlands or no legal access.

If your land is just over the line, see how we buy in Cape Coral to the west and Fort Myers across the river.

How Selling North Fort Myers Land Works

  1. Tell us about the parcel. Your STRAP number or address is enough. You can check your lot’s value first.
  2. We research it. We check ownership, taxes, liens, flood zone, zoning, water and sewer availability and access.
  3. You get a cash offer, usually within 24 hours, with no obligation.
  4. A Florida title company closes. Taxes and liens are paid from the proceeds at closing, and the deed is recorded. You can sign remotely with a notary.

We can also structure owner-financed sales or buy subject to an existing mortgage. See how it works for the full process.

About Land in North Fort Myers

Where it is and who lives there

North Fort Myers is an unincorporated census-designated place in Lee County. It sits across the Caloosahatchee River from Fort Myers, with Cape Coral to the west and Charlotte County to the north. The CDP covers about 53 square miles, including about 49 square miles of land. It had 42,719 residents in the 2020 Census, up 8.4% from 2010. The median age was 64, and nearly half of residents were 65 or older, so many owners here are retirees or their heirs.

Interstate 75 runs through the area, with access at Exit 143 on State Road 78. US 41 runs through the center of the community and crosses the Caloosahatchee Bridge into downtown Fort Myers.

Several neighborhoods are separate census-designated places but are commonly thought of as North Fort Myers. Suncoast Estates, about 6 miles north of Fort Myers, had 4,097 residents in 2020 and a 20.2% housing vacancy rate. Lochmoor Waterway Estates, between Cape Coral and North Fort Myers on the river, had 5,828 residents in 2020.

Land use and planning

Lee County’s North Fort Myers Community Plan, finalized in February 2008, covered a planning area of about 25,132 acres. At that time, the plan found:

  • About 42.6% of the land was residential, and mobile homes made up 19.2% of all land.
  • About 17.8% was vacant or undefined and 8.3% agricultural.
  • Nearly 20% was wetlands, mostly along the Caloosahatchee River, Yellow Fever Creek and in the north.
  • Large conservation areas had been bought through Conservation 20/20, including about 2,700 acres at Prairie Pines.

The plan named US 41, Business 41, Bayshore Road and Pine Island Road as the main commercial corridors. Those figures are from 2008, so treat them as background. Always check current zoning and future land use for your parcel with Lee County.

Water, sewer and septic

Utility service is a patchwork. The 2008 plan said Lee County Utilities served most of the area’s water, with wastewater from Lee County Utilities and a private utility, and septic systems in unserved areas. Today, the Florida Governmental Utility Authority (FGUA) runs a North Fort Myers system with about 11,920 wastewater customers and about 1,085 water customers. FGUA is extending sewer to Yacht Club Colony, replacing about 253 septic tanks, with construction starting in 2026 and completion planned for 2028. A lot with water and sewer at the street is worth more to a builder than one that needs a well and septic system.

Hurricane Ian and flood rules

Ian hit North Fort Myers hard in September 2022, especially its manufactured-home communities. The Cape Coral Breeze reported that virtually all homes in Royal Coach Estates were damaged, with heavy damage in nearby communities including Lake Fairways. Several homes across these communities were destroyed outright.

In FEMA A and V flood zones, Lee County requires any structure whose repair or improvement cost reaches 50% of its market value to be brought up to current flood rules, including elevation to base flood elevation plus one foot. Look up your parcel on Lee County’s Find My Flood Zone map. If a storm left debris or a damaged structure on your lot, see selling land after Hurricane Ian.

Water access River and canal frontage adds value; seawall condition matters

Common North Fort Myers Selling Situations

Looking Up Your Lee County Parcel

The Lee County Property Appraiser (leepa.org) shows the owner of record, STRAP number, lot size and sales history. Its just value is a tax value, not a sale price. If you’re not sure who holds title after a death, read how to find who owns a lot in Lee County.

Under section 197.333, Florida Statutes, taxes are due November 1 and delinquent April 1. The Lee County Tax Collector adds a 3% charge at delinquency and holds a tax certificate sale by June. Under section 197.502, a certificate holder can apply for a tax deed once two years have passed since April 1 of the year the certificate was issued. Our Lee County land guide explains these steps, and the Lee County land buying page lists every market we cover.
